Building Division

The County has contracted with a private company, Hy-Byrd, to provide our County with Building Official, plans examiner, and inspection services.  The company is located in Palm Beach County.
 
Currently, Hy-Byrd provides inspection services to the County 3 days per week, Monday, Wednesday and Friday.  The County gives the scheduled inspection information to the inspector by 4:30 PM Tuesday and Thursday.  

At this time, commerical electrical inspections will only be completed on Wednesdays by the Building Official.  Please coordinate your activities to make sure you can meet this requirement.
 

The Building Official is normally available to meet with the public on Wednesday mornings.  He also reviews plans and conducts inspections on that day so please schedule an appointment in order to make sure he will be available to meet with you.

The role of the Building Official is to administer and ensure compliance with building codes. The Building Division issues building permits and certificates of occupancy.
 The Building Division is responsible for:
  • Reviewing building plans, 
  • Issuing building permits, 
  • Inspecting building, mechanical, plumbing and electrical work at various stages of construction, 
  • Mobile home permitting, 
  • Open or expired building permit searches, 
  • Issuance of Certificates of Occupancy.

Florida Building Code
The Florida Building Code applies to the construction, erection, alteration, modification, repair, equipment, use and occupancy, location, maintenance, removal and demolition of every public and private building, structure or facility or floating residential structure, or any appurtenances connected or attached to such buildings, structures or facilities.  The purpose of the Florida Building Code is to establish the minimum requirements to safeguard the public health, safety and general welfare through structural strength, means of egress facilities, stability, sanitation, adequate light and ventilation, energy conservation, and safety to life and property from fire and other hazards.
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any impact resistant coverings, electrical, gas, mechanical or plumbing system, or to cause any such work to be done, shall first make application to the Building Official and obtain the required permit.  A list of items that do not require a building permit is found at the link to the left titled "What Doesn't Need A Permit?" All work requiring a permit must be performed by a licensed contractor, unless you are applying for and qualify as an owner-builder.  If you are applying as an owner-builder you have three options: you do the work yourself, you hire a licensed contractor to do the work, or you act as the contractor and hire employees (which means you are required to have worker's compensation and liability insurance and remove taxes from the paycheck).  
Always ask to see the state license of the person you are hiring.
